Në të ardhmen, ju mund të keni mundësi të shisni këtë pronë dhe të blini një pronë akoma më të mirë, me një buxhet më të lartë Keshilla jonë:”mos u përpiq të kafshosh më shumë  sesa mund të përtypësh”.

2.   Mos mbajtja shënim e cdo gjëje.

5.    Mos llogaritja e kostove “ekstra”

Cmimi I blerjes së një prone nuk është vetëm ajo cka përfaqëson vetë pronën. Shpesh na ndodh që blerësit që blejnë për herë të parë as nuk e kanë dijeninë për vlerat e tjera qe do tju kushtojë blerja e prones. Konsulenti I pasurive të paluajtshme do tju japi një orientim lidhur me kostot e fshehura të një transaksioni dhe do tju njohi me vlerën reale të blerjes së një prone.   

Ketu përfshihen kostot si regjistrimi në hipotekë, kontrata e shit-blerjes dhe aktet e tjera noteriale, nëse jeni kredimarres keni edhe disa kosto te tjëra shtesë, libreza e ujit dhe dritave, kalimi I fondit nga një bankë në një tjetër etj.

6.   Mos pasja e një kapitali fillestar

Pjesa më e madhe e blerësve e sigurojnë fondin e duhur për blerjen e një prone nëpërmjet financimit bankar. Nderkohë që të gjitha bankat e nivelit të dyte kanë pothuajse të njejtat kushte (me dallime të vogla ndërmjet tyre), të gjitha bankat kanë kushtin e të pasurit një pjesë të kapitalit fillestar cash. Kjo do të thotë që nëse ju po kërkoni të blini një prone me një vlerë të caktuar do të duhet ta keni 20- 30% te kësaj vlere, dhe pjesën tjetër ta kërkoni financim nga banka.

Nëse ju nuk e keni këtë pagesë minimale atëherë kjo mund të jetë një tregues që ju jeni duke kërkuar për të blerë përtej kapacitetit dhe mundësisë suaj. Nëse nuk jeni në gjëndje ta ruani këtë sasi minimale, kjo mund të jetë një tregues që jeni duke blerë përtej kapacitetit tuaj financiar. Kjo ka dy zgjidhje, e para do të duhet të ulni buxhetin për tu përshtatur me mundësitë tuaja financiare dhe e dyta mund të prisni për të blerë në një moment të dytë deri sa të keni kursyer për të bërë atë 20-30 % që ju mungon. Por kjo e fundit mund t’ju rriskonte për faktin që nderkohë që ju prisni të kurseni, cmimet e pronave mund te rritën. Këshilla jonë është, para se të shikoni për një pronë me një buxhet të caktuar, bëni nje takim me një këshillues kredie në një prej bankave në qytetin tuaj.

 

7.   Mos bëni ndryshime të mëdha në jetën tuaj ndërkohe që keni aplikuar për një kredi hipotekore

Pasi të keni paraqitur aplikimin tuaj në banke, shmangni ndryshimin e profesionit ose institucionit ku punoni, blerjet e gjërave me vlerë të lartë, pushimet e shtrenjta ose marrjen e një kredie tjetër.

 Këto të gjitha mund të ndryshojnë pasqyrën tuaj financiare dhe mund të ndikojnë në aftësinë tuaj për t’u kualifikuar për kredinë ose fondin për të cilin keni aplikuar për të marrë nga banka.

 

8.   Shmangia e para-kualifikimit për financimin

Sic po e shikoni, sërish po përmendim rëndësinë e parakualifikimit, për vlerën që ju dëshironi të kreditoni nga banka. Kjo për rëndësinë që ka ky hap, si hapi I cili do të përcaktojë vijim ose jo të procesit të blerjes së një prone.
